The Active House-Moving Season Has Begun
Today's Supporting Sponsor: Kapolei Lofts | Studio-living in the heart of Kapolei
Every month the Honolulu Board of Realtors publishes a home sales report for every neighborhood on the island. As you can see, it’s a lot of charts and numbers. Happily, Kapolei Realtor Sam Paltikian is here to explain what it all means for west side homeowners.
Sam’s Story: Steps to Selling A House
Sam’s February Real Estate Report Breakdown
The active moving season has begun! New listings for single family homes are up 41%, and new condo listings are up 30%.
People are on the move, and our military personnel are a strong contributing factor, as they get orders for their next deployment (or, in military lingo, PCS: Personal Change of Station).
Other island-wide real estate news to know:
- Median prices are up a bit for both single family & condos, which is good for sellers.
- However, buyers are being cautious, and taking longer to make up their minds. Closed sales are slower, with single family home closings down 4.1%, and condo closings down 16.6%.
- Sales prices for single family homes are closing 3% lower than the original listing price, and condos about the same.
‘Ewa Plain Local Report
The ‘Ewa Plain is one of the most active markets on the island, with many homes selling, and Military personnel PCS’ing in and out. The consistent activity over the whole year, yields buyers and sellers great opportunities. (See all neighborhood reports here.)
Featured Sale of the Month
Affordability is king in the ʻEwa Plain! Where else on this island can you find a 3-bedroom, 1 bath, with 2 parking stalls, for $309,000? That’s 25 percent lower than Oʻahu’s median condo price!
This particular condo in Ewalani Village is fully upgraded with new vinyl plank wood floors, new appliances, and a totally renovated bathroom. It has a private yard, and low maintenance fees of $366/month.
The unit sold in only 8 days. Buyers recognize a bargain when they find one.
The continuous growth of the second city of Kapolei is creating new jobs, and having truly affordable housing supports this growth.
