Buying at Hoʻopili is a chance to be a bit of a pioneer.

The area was farmland as recently as 2010 — home to bananas, broccoli, melons, and pumpkin. Now it’s both a home to hundreds of families, and a bustling construction site.

The development already has amenities like parks, free yoga, and bicycle paths. Schools, a shopping center, a business park, and a recreation center with a pool are on the way. Soon, Hoʻopili will have its own zip code.

“Hoʻopili is a charming family community with investment potential,” says Sam Paltikian, a Kapolei realtor who has helped several families buy Hoʻopili homes. “I tell people who are thinking about buying in Hoʻopili: Don’t wait! Buy now while you can afford them.”

The lots and houses are small — but that helps keep them affordable. New, single-family homes can be found for less then $600K. “People love the idea of owning a brand new home,” says Sam. “They also like being so close to Ka Makana Aliʻi and the H1.”

Demand is so high, some of the homes can only be purchased through a lottery system. The lotteries happen as homes become available. There’s no fee for signing up — contact a realtor like Sam for info about how to get started.

Hoʻopili is also Oʻahu’s first transit-oriented development, and the main road will run from the UHWO rail station into the center of the development—a mixed retail and residential space full of pedestrians, shops, and restaurants.

This will all happen over the next 20-30 years (here’s a summary of the master plan). They’ll be putting the final touches on Hoʻopili when today’s newborns are planning their kids’ first birthday parties.

You may not realize just how big the Hoʻopili development is. The entire area is 1,525 acres: You could fit the UH-Manoa campus, Ford Island, and Diamond Head State Park inside and still have room for two Aloha Stadiums.

Filling this land with people instead of vegetables means more housing, more stores, and more jobs for the west side.

In July 2017, the first residents moved into the Haʻakea development of single-family homes. As of 2020, more than 600 families have moved into Hoʻopili.

The development is along Hoʻomohala Avenue, which is destined to be the “main street” of Hoʻopili. Lining Hoʻomohala will be mixed-use buildings with apartments above and retail stores below, and you’ll be steps away.

Kohina is just a few blocks away from the UH West Oʻahu rail station and is approximately ¼ mile from Kualakaʻi Parkway, which connects the development to shopping and the H1. The development includes a dog park and tot lot. A future community center and pool are planned.

Ilima at Hoʻopili: Townhomes

The 5.7-acre ʻIlima development is a multi-family neighborhood affordability in the form of attached single-floor condominium-style apartments (called “flats”) and multi-story townhomes.
